About Haider Real Estate Group
Haider Real Estate Group acquires, leases, manages and sells existing residential property in Ontario. We are a property company, not a builder or developer, and our work is defined by the care we bring to properties already standing.
01 — Our Story
Real estate rewards those who have seen enough to recognise what is easy to miss: the addition built without a permit, the tenancy that will not end the way a buyer assumes, the roof with two winters left, the neighbourhood quietly changing direction. That recognition comes only from time spent with buildings, owners and tenants.
Haider Real Estate Group was built around that kind of experience. Our work spans the full life of a residential property: acquiring it, leasing it, caring for it, and eventually passing it to its next owner. We believe that understanding each stage makes us better at all of them.
We work across Toronto, York Region, the wider Greater Toronto Area, Hamilton, the Niagara Region, London and Kingston, seven markets with their own housing stock, tenants and municipal rules, and we treat each on its own terms.
Milestones
02 — Our Philosophy
Seven commitments that shape how we buy, lease, manage and sell, and how we treat the people in each property.
We decide slowly and act decisively. The time to understand a property is before a commitment, not after.
A building houses people. Our decisions account for tenants, neighbours and the next owner as well as ourselves.
Owners, tenants, trades and advisors we work with today are people we expect to work with for years.
Permits, measurements, notices and records. The unglamorous details are where most property problems begin.
We stay within what we know: existing residential and income-producing property in Ontario.
Plain language, in writing, with no surprises, whether the news is welcome or not.
We stand behind our work, and we say so when a question belongs with a lawyer, accountant or other professional.
03 — Our Experience & Approach
Our experience is concentrated in existing residential property: detached and semi-detached homes, townhouses, condominium units and small multi-unit buildings, owner-occupied, vacant and tenanted.
Evaluating opportunities. We look first at what cannot easily change: location, structure, the legal status of each unit and the obligations attached to the property. Price comes after understanding.
Managing relationships. We communicate in writing, keep commitments, and treat tenants with the respect the law requires and decency expects.
Approaching transactions. Every agreement is in writing, every party is encouraged to obtain independent advice, and we do not make promises about outcomes we do not control.
04 — Property Expertise
We stay with existing residential property. These are the forms we work with most, and the questions each one raises.
05 — Markets We Serve
Each has its own housing stock, tenants and municipal rules. Our location pages describe them neighbourhood by neighbourhood.
06 — Long-Term Stewardship
A building outlasts any one owner. We manage property as though we will be accountable for its condition in twenty years.
Small problems handled promptly do not become large ones. Regular inspections are the cheapest maintenance there is.
Roofs, windows, boilers and furnaces wear out on a schedule. We plan for them rather than wait for them to fail.
Fair, lawful and responsive treatment keeps good tenants, and long tenancies are better for a property than frequent turnover.
Permits, warranties, leases, notices and repairs, filed so that the next owner or manager can rely on them.
07 — Professional Standards
When we sell or lease a property we own, we act as its owner. Trading in real estate on behalf of others for compensation is regulated under Ontario's Trust in Real Estate Services Act, 2002 and requires registration with the Real Estate Council of Ontario. Our listings say whether a property is company-owned or offered on behalf of an owner, and any brokerage involved is named.
Our leasing and management follow the Residential Tenancies Act, 2006: the standard lease, lawful deposits, proper notice for entry and rent increases, and the Landlord and Tenant Board for disputes.
We do not screen, describe or filter homes in ways that exclude people on grounds protected by the Ontario Human Rights Code, and our search tools are built the same way.
We collect only the information an enquiry needs, use it only to respond, and never add anyone to marketing lists without their express consent, as Canada's anti-spam legislation requires.
We publish only facts we can support. Unverified details are marked as such, demonstration content is labelled, and market figures carry their source and date.
Read our disclosures and the Property Management Guide.
08 — Leadership
Because we acquire, lease, manage and sell, we see how decisions at one stage affect the next, and we advise accordingly.
Toronto's rules are not Hamilton's, and Niagara-on-the-Lake's are not St. Catharines'. We check the rules that apply to your property, in your municipality.
If a direct sale is not in your interest, or a property is not right for management, we will say so.
Many of our conversations involve family, estates or finances. We keep them private, and we collect only the information we need.
