Rooms for Rent
Private and shared rooms, with clear information about bathrooms, kitchens, utilities and shared spaces, and whether Ontario's tenancy rules apply to the arrangement.
Room rentals and the law
Most rooms rented in Ontario are covered by the Residential Tenancies Act, 2006, including rooms in a house shared with other tenants. Those tenants have the same core protections as anyone renting an apartment: rent increase rules, notice before entry, and termination only through the Act.
There is an important exception. Under section 5(i) of the Act, it does not apply where the occupant is required to share a bathroom or kitchen with the owner, or the owner's spouse, child or parent (or the spouse's child or parent), and that person lives in the building. In that case the arrangement is governed by the agreement and general law instead.
Every room we list states which situation applies, so you know before you apply.
This information is general and educational. It is not legal, tax, accounting or investment advice, and rules change. Confirm requirements with the relevant authority or a qualified professional before acting.
