Ontario land transfer tax
Ontario charges land transfer tax when you buy land or an interest in land, including a home. The tax is calculated in brackets on the value of the consideration. The rates below are for a property with one or two single-family residences.
Toronto municipal land transfer tax
A purchase within the City of Toronto also attracts the City's Municipal Land Transfer Tax. Its brackets match Ontario's up to $2 million, and higher rates apply above $3 million for purchases on or after April 1, 2026.
