Property Acquisitions
Haider Real Estate Group acquires existing residential and income-producing properties directly from owners. If you are considering a sale, we offer a private, unhurried review of your property and your objectives.
01 — Overview
Selling directly to Haider Real Estate Group means speaking with the party who would own the property. We buy for our own holdings, so our questions are practical ones: what the property is, how it is used, what it needs, and what you would like the outcome to be.
Some owners come to us because they want privacy, or to avoid preparing a home for public showings. Others are managing an estate, ending a rental investment, or selling a property that needs work. Every situation is different, and we treat it that way.
A direct sale is not right for everyone. If we believe you would be better served by a different approach, we will say so.
02 — What we consider
We do not acquire vacant land for development, and we are not builders or developers.
03 — Where
Our acquisition focus is on seven Ontario markets, from Toronto and York Region to Kingston. Enquiries from nearby communities are welcome.
04 — Process
Five stages, with no obligation at any of them until an agreement is signed with independent legal advice.
Submit your propertyYou share the essentials: address, property type, occupancy and anything you think we should know. Photographs and documents help but are optional.
We consider the property against our current acquisition priorities and the local market, and tell you whether we would like to proceed to a viewing.
We arrange a convenient time to see the property. Where it is tenanted, entry is arranged with proper written notice to the tenant.
If the property suits us, we explain how we see it and discuss price, timing and conditions plainly. You are under no obligation at any stage.
Any agreement is set out in writing, and you are encouraged to obtain independent legal advice. Closing is completed through each party's lawyer.
05 — Information required
Please do not send identity documents, banking details or tenant personal information at this stage.
06 — Assessment
Questions
No. We review every enquiry carefully, but we acquire only properties that fit our current priorities. We will tell you clearly whether we are interested, and we never promise an offer before we understand the property.
Timing depends on the property, title, financing, any tenancies and the conditions agreed. We discuss realistic timing during the review rather than promising a fixed closing period.
Yes. In Ontario, a tenancy continues when a property is sold, and the tenant's rights are unaffected. We take existing tenancies into account in our assessment.
No. Submitting your property and our initial review are without charge or obligation.
We encourage every seller to obtain independent legal advice before signing an agreement of purchase and sale. A real estate lawyer will also handle the closing on your behalf.
We review properties in a range of conditions. Condition affects our assessment, but it does not by itself rule a property out.
Submit your property
Your information is used only to review your enquiry and respond to you. It is never shared for marketing, and submitting it creates no obligation.
Submitting a property does not create an offer, an agreement or any obligation for either party. Haider Real Estate Group does not guarantee an offer, a price or a closing date.
